मैत्रेयी अगदी अगदी. :-O त्या परांजप्यांच्या डेक्कनवरच्या ऑफिसात गेलो होतो. काय सुरेख अगदी पंचतारांकित हॉटेलच्या वरताण आहे सगळं. अर्धा तास बसवल्यावर एक CSR स्टाईलमधे तिच्या ऑफीसात घेऊन गेली आणि सांगते काय की आमचे पुढचे प्रोजेक्ट्स अजून declare व्हायचे आहेत पण त्याआधीच साधरण शंभर दीडशे लोकं वेटींग लिस्ट वर आहेत. तुम्हालाही वेटींग लिस्ट वर हवे असेल तर ५ लाख भरा. म्हटलं लोकं प्रोजेक्ट काय आहे कुठे आहे कसा आहे हे न बघताच पाच लाख गुंतवून वेटींग लिस्ट वर १५१ वा नंबर? तिला स्वतःला या so called upcoming project बद्दल काडीची माहिती नव्ह्ती. पुन्हा काही तिकडे विचारले नाही.

मगरपट्टा ला २६०० च्या रेटनी मागील महिन्यात माझ्या एका मित्रानी फ़्लाट बूक केला. तो area चांगला आहे पण फ़ारच दूर आहे. Actually ती एक सिटीच केली आहे.
मी पण flat शोधतोय, पण मागील india trip(June 2006)मधे मनासारखे location/rate etc. जुळून आले नाही म्हणून राहुन गेले.

*Year 2005 -2006 , Some of the well known builders started the rates boom , flat which was at the cost of Rs.900 Sq Ft now became 2200 to 2800
Q: Are there any additional facilities ?
--> No Same Scheme/Area , Flat sold at 10 Lacks Now selling at 25 Lacks .
Q: Why Property increased so High ?
--> IT people competition to buy sweet home ..
Q: Who is going to Benfit from this Property Boom ?
--> Only Builders and some of the Politicians
Q: How is the Bank's support on Home Loans ?
--> Last Year , Bank gave the loan's at flexible mimimum rate,Now Banks has sufficient number of customers ,
(Trap) Slowly Banker's increasing interst at % 0.5 every month .
IT People Who bought house for 22 Lacks for 20 Yrs , Now became 23 Yrs with raise of 0.5 %
Q. How some IT people can face the problems in Future ?
--> Companies are Project Based , If Projects are there then People will not be there .
Q. IT salaries are high in Market , How much actually IT-people getting in Hand ?
--> People, Who bought house of 22 Lacks to 40 Lacks They need to pay EMI

Suppose Salary is 35- 40 K Per Month, 20K will be the EmI
Q. Is there any "Terms & Condition or Processes to increase rates" ?
--> No , Depends on Buiders Greediness . Every builder follows the different strategies
Builder sold one flat 1500 Per Sqft in Morning and 1800 Per Sqft in the Evening ,
There are no records maitained ..

Q. Who made builders smart & greedy ?
--> Fool IT people ..
No body is asking , Flat was sold at 12 Lacks , Why now 24 Lacks ?
Q. Is Corporation water & MESB available to all schemes ?
--> Some of the area don't have the Corporation water at all , People surviving on Water Tankers.
** MESB .. Under Table ,can be managed easily .
Q. What will be the condition If We are not able to Clear the Loan ?
--> Depends on individual capabilities
Q. What wiil be the actual 'area of living' or carpet area if the builder proposes 1000 sft?
....> The actual carpet area will be 800-850 sft only. The common area is also included in the proposal.
If two flats are in the same floor, then the builder cheats both the residents by collecting
How do Builders cheat buyers? ... Let us see with a simple example
Builder XXXX proposes a flat in a decent residential area.
Rate ( Unit Price ) - Rs. 3500 sft.
Registration - Rs. 40 per sft.
EB and drainage - Rs. 50,000
Covered Car park - Rs. 1,25,000
Corpus fund - Rs. 50000.
For a 1000 sft flat ( 850 sft carpet area ), the approximate cost will be Rs.37,65,000. In the same plot area ( measuring 2 grounds) the builder would have constructed 8 or 10 flats.
Let us see how a builder earns his profit
Total sales for the builder - 37, 65,000 *10 = 3, 76, 50000 ( 3.76 crores)
Cost of the land - Rs. 40 laks per ground
1) Total cost of the land - 80 lakhs for two ground ------- A
Total builtup area for 10 flats - 10*1000 sft = 10,000 sft
Construction cost per sft ( for normal specification) = Rs. 900 per sft
2) Total construction cost - 10,000 * 900 = Rs. 90,00,000 -------------- B
3) Other expenses for the builder - Rs. 20 per sft = Rs. 2,00,000 ................. C
Total expenses for the builder = A+ B+C
= Rs. 80,00,000 + Rs.90,00,000 + Rs. 2,00,00
= Rs. 1,72,00,000 ( 1.72 crores approx)
Total Sales = Rs. 3.76 crores - Rs. 1.72 crores
Total profit of the builder = Rs. 2.04 crores.
Let us see the share of each resident
1. Cost of land = Divided share among the other 10 residents
= Rs. 80,00,000 / 10
= Rs. 8,00,000
2. Construction cost = Rs. 900 * 1000
= Rs. 9,00,000
3. Other expenses = Rs. 2,00,000 ( approx)
Total = Rs. 19,00,000 ( Nineteen lakhs)
The total share for each resident is Rs. 19,00,000 ( Nineteen lakhs only )
but he pays Rs. 37.5 laks for the flat.
Q. How We can stop Builders -Property Boom ?
1) IT People should stop buying flats for atleast next 1-2 Yrs .
2) Onces rates are reasonable , With some legal process get the Booking .
3) Check Facilities, Convince, Road Approach, schools & Mainly co-operation water
4) Ask Questions If I buy 1/2 BHK at 12 to 30 Lacks , Do I get reasale value in future?
5) Today you are capable for paying 1000 -3000 maintains per month ? Will will be the same case
after 20-30yrs after retirement .
6) In All, Don't stretch more to get the more & more loans other wise it will create unnecessary
pressure and tension .
7) Read the above mentioned calculation carefully, when you are about to buy a flat pls keep this in mind.

होय प्राजक्ता,
जागेचे भाव काहीच्या काहीच वाढले आहेत.. तसेच घरभाडे पण वाढले आहे विषेशत: औंध, बाणेर, पाषाण परिसरात.. कमीतकमी ३००० ते ४५०० भाडे आहे २ / ३ BHK फ्लॅट साठी.. Flats luxurious आहेत, IT Park जवळच आहे इ. इ. कारणे सांगून भाव अकटोविकटो वाढवले आहेत..
मी एका builder शी भांडलो आहे यावरून.. त्याला विचारलं एवढा रेट का? तर तो म्हणतो IT park जवळ आहे ना!! मग मी त्याला विचारलं Gas cylinder संपले तर IT park मधून मिळेल का? एखादी emergency case आली तर त्याने काय पेशंटला IT park मध्ये Admit करायचे?? एकट्या सातारा रस्त्यावर ५ पेट्रोल पंप आहेत. आख्ख्या औंध, बाणेर, पाषाण अमध्ये इतके आहेत का? उगीच भलती सलती कारणं सांगून भाव वाढवत आहात तुम्ही.. यावर तो फक्त " Point आहे तुमच्या बोलण्यात" असं म्हणून हसला.
एक किस्सा सांगतो...
एक IT Professional office मधून घरी जाताना भाजी घ्यायला गेला. भाजीवाल्याला भाव विचारला. त्यने अर्थातच जास्त सांगितला. एवढा भाव का असं विचारल्यावर भाजीवाला म्हणतो "आप तो xyz कंपनीमें काम करते हो. आपको क्या कम पैसा मिलता है?" त्यावर तो IT Professional चपापलाच.. याला मी xyz कंपनीत काम करतो हे कस कळालं?. त्याने तसं विचारलं भाजीवल्याला तर भाजीवाला उत्तरला "अरे आपके ID Card का जो रस्सी है गले मैं लटका हुआ, उसपर लिखा है ना?" IT वाला गार... आता बोला!!
म्हणजे तिकडचे भाजीवाले सुद्धा इतके हुषार झालेत की कुठली कंपनी IT कंपनी आहे हे त्यांना माहीत आहे. जिथे भाजीवाल्याची ही कथा तर Builder चं काय?

This BB is tempting me to write something very important.

Why bother about increase in rates? And Why not bother about increase in rates?

Concerns:

IT/BPO boom
Bullish Builders
Increase in land acquisitions
Fraud in PMC
U L C in Pune

IT boom:

Increase in Salaries of all sectors:

Everyone (IT/BPO) in Swadesh are earning more than 6-7 Lakhs per month (5+ years exp. when people think of buying home). Capacity to buy 40 Lakhs home can be increased. Builders spotted this.

NRIs earn a lot more than desis and have real money to pump in as their investments. They started this as soon as they started getting Jobs after 2000 slump got over (around Year 2004).

Check yourself if you are constantly in touch with Indian Newspapers or reading the news on Internet.

Since IT came in India in 1990s, prices of everything are increasing.

In October 2005, PMC faced one fraud in their authorities who approve lands to Builders. Then PMC stopped issuing such orders till early 2006. Whoever came to India from abroad, they saw no flats to have. At the same time, representatives from buiders went across the world to see what's happening in the real estate and overall economies. They found that people (NRIs) can even afford 50+ Lakhs Rupees houses. Once they found this gold, they saw the opp. in selling flats for NRIs. Prices started rising.

Fear in Local Builders:

Around early 2006, giant builders like Paravsnath, DFL, Unitech(bought a big land in Delhi Rs. 1900 Crore recently – biggest deal in India in realty) from Delhi (most of them are already listed on NSE and BSE) announced their plans to acuire Lands in Pune for residential and commercial constructions. This led to a fear in local builders, that these builders will acuire all land in Pune. Local builders tried to buy almost all lands nearby to Pune and thus not to sell any flats and give some fake reasons to buyers so that they can gain good money which they invested in the land acquisitions.

Builders sighted this as opp. Set up huge websites and started giving all sorts of advises.

There are a lot more points.

Ani eka mahavtachya goshticha vichaar kara – hey flats Kon ghetay. 80-90 % IT people. Nobody else.

Aundh to Sangavi is hardly 5 mins distance.

Aundh flat prices are 50 Lakhs for 1400 Sqf.
Sangvi flat prices are 20 Lakhs for 1200 sqf.
Why because people want to be very close to market and post place like Aundh, Sangvi is Gaothan – so people who have traveled abroad and see the things of being luxurious, why would they settle in such place.

Once a time, Nigdi pradhikaran was also topmost in prices. Now nobody asks for it because highway is build near to Aundh. All travels to Mumbai are from Aundh.

Prices in Baner shot up once again recently.

Guys, it’s increasing and increasing. Next 10 years, they are not coming down as inflation is rising and money is just pouring in from everywhere.

My son bought a flat last year 2006 on paper. Couldn't help. Today the prices of his flat are already more than 40% in Baner.

Think again. People booking flats on paper and selling on paper. I could not imagine but yes, that's the reality. Face it.

एक एकर म्हणजे अंदाजे ४४,००० स्क्वेअर फूट. ४० गुंठे म्हणजे एक एकर. एक गुंठा म्हणजे अंदाजे १,००० स्क्वेअर फूट.

सतिश धन्यवाद, यावरून आठवले मागे कोणीतरी सांगितले होते की एक गुंठा म्हणजे ३३ बाय ३३ स्क्वेअरफूट. पण मग फक्त ९९९ स्क्वेअरफूट होतात. १००० स्क्वेअरफूट ही round figure बरी वाटते आहे. गुंठा हे परिमाण भारतीय आहे का ? एकर बहुतेक भारतीय नाहीये.

१हेक्टर्= १०००० स्क्वेअर मीटर्स
१ एकर्= ४० गुंठे
१ गुंठा= ३३बाय ३३ फ़ूट

हेक्टर हे एम के एस सिस्टीममधील परिमाण आहे. आणि एकर गुन्ठे एफ पी एस मधले...

त्या गावाचे नाव 'हिंजवडी' असे आहे. काही परप्रांतीय या गावाचा 'हिंगेवाडी', 'हिंन्जेवाडी' असा चुकीचा उल्लेख करतात.

या गावाजवळ 3BHK चे भाडे अंदाजे १२ ते १८ हजार इतके येईल. डिपॉझिट २ लाख वगैरे मागतील. परंतु घासाघीस करून ६० ते ८० हजार इतके डिपॉझिट द्यावे लागेल.
